Emma Garry MA (Hons), MRICS
Director
As Founder of Emma Garry Consulting (EGC), Emma brings over 20 years' experience in the housing and construction sectors, combining strategic leadership and governance expertise with extensive practical experience in housing and development. A Chartered Surveyor, she has built a strong reputation for providing trusted advice, navigating complex challenges and supporting organisations to achieve successful outcomes.
Emma has successfully led projects of all scales, from individual homes to major regeneration programmes. Her expertise extends beyond project delivery to include strategic planning, development governance, risk management and organisational decision-making.
Emma works closely with Boards, senior leadership teams and other stakeholders, helping organisations develop and implement strategies, strengthen governance arrangements and navigate complex challenges. She brings a strong understanding of the relationship between strategic objectives, financial viability, risk and delivery, supporting clients to make informed, balanced decisions.
Known for her collaborative leadership style and pragmatic, solutions-focused approach, Emma combines strategic thinking with hands-on experience. She is particularly skilled at identifying risks, challenging assumptions and finding practical solutions that enable organisations to move forward with confidence.
Emma holds an MA (Hons) in Politics and Economics from the University of Dundee, is a Chartered Surveyor (MRICS) and holds an ILM Level 5 qualification in Coaching and Mentoring.
Passionate about affordable housing, Emma has dedicated her career to helping deliver safe, high-quality homes that people can afford. Her commitment to strong governance and positive social impact extends beyond her consultancy work. She is a Board Member of Bield Housing and Care and a former Chairperson of Borders Women's Aid, reflecting her commitment to effective leadership and supporting communities to thrive.
Debby Gillett
Development Manager
Debby brings over 20 years' experience in the affordable housing sector, having worked across a diverse range of roles including housing management, asset management, policy development and specialist areas such as antisocial behaviour and tenancy sustainment. This breadth of experience gives her a strong understanding of the housing sector and the importance of delivering homes that meet the needs of both residents and housing providers.
In recent years, Debby has specialised in housing development, successfully delivering affordable homes across the Scottish Borders and now supporting projects throughout Scotland. She is passionate about delivering high-quality homes, with a strong focus on ensuring projects are completed on time, within budget and to the standards expected by clients and residents.
Debby is known for her excellent communication skills and her pragmatic, collaborative approach to working with clients, stakeholders, design teams and contractors. She places great importance on building positive working relationships and maintaining clear communication throughout the development process.
A natural problem solver, Debby takes a proactive and solutions-focused approach to overcoming challenges. She is committed to supporting clients, resolving issues and finding practical, workable solutions that keep projects moving forward.
Debby is also a Board Member of Homes for Life, reflecting her wider commitment to the affordable housing sector and her interest in good governance and delivering positive outcomes for communities
